Board of Zoning Adjustment
The Board of Zoning Adjustment (BZA) is a three-member body of citizens appointed by the County Executive, subject to confirmation by the County Council, to hear appeals from land-owners in the unincorporated area from the strict application of the regulations of the St. Louis County Zoning Ordinance. The Board was established to hear BZA petitions relating to yard setbacks for buildings, structures and parking areas, sign size requirements, reconstruction or alteration of non-conforming structures, and interpretations of the intent of the Zoning Ordinance. Please review Chapter 1004 Board of Adjustment for complete information about the Board.
The BZA is not empowered to legislate or revise the Zoning Ordinance. When the Board approves an appeal, the general zoning ordinance remains unchanged. The appeal procedure for decisions made by the Board of Zoning Adjustment is through the Circuit Court.
The Board meets every two weeks throughout the year to review the BZA appeals before it. The schedule of meetings and application deadlines is available here. View Board of Zoning Adjustment Current Agenda which lists the variances requests considered by the Board. For a brief view of the overall process and requirements, please look at our Citizen's Guide to the Board of Zoning Adjustment Process.
The three-member Board conducts an informal public hearing to determine the basis of each case. The Board usually renders its decision at the public hearing. View Board of Zoning Adjustment Current Minutes which lists the action of the Board at their most recent meeting. See the BZA Membership page for information about BZA members and email contacts.
