The Saint Louis County Assessor's Office discovers, identifies, classifies and assesses all real and personal property within Saint Louis County. Functionally, the Office is comprised of:
The Assessor is required by Missouri State Statute 137.1 15 to establish the fair market value of all approx. 389,000 parcels of real property in St. Louis County as of January 1 of each odd-numbered year (like 2019). The assessed value is applied to the tax rates established by the taxing districts to determine the amount of tax levied against a property.
All residential property owners will receive a Change of Assessment Notice in the mail even if their value has not changed. Residential property owners should expect to receive the Change of Assessment Notice beginning mid-May.
Commercial property owners should expect to receive a Change of Assessment Notice by mid-June.
All property owners can now view their 2019 preliminary values online: https://revenue.stlouisco.com/ias/ or by contacting the Assessor’s Office Monday – Friday between 8:30 am and 4:30 pm:
Residential property owners call: 314 615-4981
Commercial property owners call: 314 615-4984
Owners of residential properties can request an informal conference to discuss the value of their primary residence only, by calling 314 615-4595 beginning May 15th. Appointments are limited so owners are encouraged to call early. Owner/occupants are encouraged to take advantage of this option so they can meet one-on-one with an appraiser and likely have their issues resolved without the need for a formal appeal.
Detailed information on how to appeal property value during both informal conferences and formal appeal to the Board of Equalization is in the “Property Value Appeals” brochure online: http://stlouisco.com/Your-Government/Revenue/Revenue-Brochures
The staff of the Assessor’s Office is committed to treating every property owner fairly, and to providing clear, accurate and timely information.
